Sheds, Outbuildings and Rural Structures – What’s the Difference?
Shed (Outbuilding) – The everyday term most people use. Councils usually classify sheds as “outbuildings” – structures ancillary to a main house or land use.
Domestic Shed – A shed used for household purposes, like storing cars, boats, or personal tools. Councils are generally more flexible if the shed clearly supports your main dwelling.
Rural Shed – Larger sheds or barns on farming land, often for machinery, animals, or produce storage. These can trigger additional assessments, especially in flood-prone or scenic areas.
Commercial/Industrial Shed – A shed built for business use. These usually require a development application, compliance with zoning, and in some cases, additional approvals like car parking or fire safety.
Why it matters: A “simple shed” in the backyard might only need a building approval, but a rural machinery shed or a shed with commercial use can trigger a full town planning assessment.
Do You Need Approval for Your Shed?
It depends on:
Size: Small garden sheds often don’t need approval, but anything over 10m² usually does.
Height: Sheds higher than 2.4m in residential areas often need approval.
Use: Domestic storage is treated differently from business or farm use.
Location: Rural zones, flood areas, bushfire overlays, and scenic corridors all add layers of assessment.
