Brisbane’s character overlays exist to protect the look and feel of older neighbourhoods, and if your home sits within one, there’s a strong chance your renovation, extension or house raise will need a Development Approval before any work can start.
Council needs to see that your plans respect the character of the street and suburb. Getting that wrong early is expensive, and we see it happen regularly.
What the Overlay Actually Means for Your Project
Character overlay requirements go well beyond aesthetics. They cover roof pitch, facade materials, setbacks, window proportions and how your design responds to the existing streetscape. These aren’t details you tidy up at the end. Council assesses them as part of the DA, and plans that don’t address them upfront tend to come back with conditions or get refused outright.
The most common problem we see is homeowners committing to design before understanding what the overlay actually requires. By the time it comes up, the plans need to change and the money spent on design is largely wasted.
