Secondary Dwelling Extension in Zillmere

Brisbane City Council has approved a portable residential building forming part of an existing dwelling house in Zillmere.

The proposal involved adding a 41.7 m² portable building to a 343 m² small lot within the Traditional building character overlay. The application required approval for building work, along with Council assessment of the proposal’s design, siting, amenity and aesthetic impacts.

Small lots and character overlays can limit where and how you add new residential floor area. In this case, the design needed to respond to the existing house, site coverage, boundary setbacks, building height and the surrounding streetscape.

Council approved the portable building as an extension to the existing dwelling house, subject to the approved plans and conditions. This provides the owners with additional residential space while retaining the existing home.

Portable buildings are not automatically exempt from planning approval. Their intended use, location, setbacks and relationship with the existing house can all affect the approval pathway.
