Brisbane
The Brisbane City Plan sets a standard lot minimum of 450 m² for a front lot and 600 m² for a rear lot, with a typical rectangle of 14 m × 20 m and an average lot width of 15 m. Smaller lots under 450 m² are allowed in specific zones like low-medium density or character areas, but they must meet strict design and streetscape outcomes.
Moreton Bay
In higher density zones, small lots can start at around 300–400 m². Low-density zones typically require 800 m² or more, while rural residential areas can be much larger. Access, frontage and services are key deciding factors here.
Logan
Logan City Council has been shifting towards a 300 m² minimum for small lots in some low-density precincts, but standard suburban lots still sit around 400–500 m². Rural areas often need 5,000 m² or more, so location within the city is everything.
Ipswich
Many established residential areas have minimums of around 600–700 m², with rural residential areas starting at 2,000 m². Ipswich’s zoning maps are a must-check before buying with subdivision in mind.
Redland City
In most suburban areas, a standard residential lot is 400–600 m² depending on the zone, with small lots allowed in specific precincts under stricter rules. Rural residential and environmental protection zones require significantly larger lots, often over 10,000 m².
Gold Coast
Low-density residential areas generally require 600 m² with about 17 m frontage. Rural residential subdivisions start at 4,000 m² and average 8,000 m² across the project. Building format plans are common here for townhouses and units where standard lot minimums can’t be met.
Sunshine Coast
Some medium-density areas allow smaller lots around 300 m², but low-density and rural zones remain much higher. The planning scheme is currently under review, so requirements may change in the coming years.
South Burnett
Rural residential blocks require at least 4,000 m², while certain low-impact industrial areas can subdivide down to 1,000 m². Village zones vary depending on services and infrastructure.
Fun fact: Brisbane is one of the few capital cities in Australia where small lots under 400 m² can still be developed in older suburbs, thanks to planning rules designed to encourage infill development without losing character. On the Gold Coast, by contrast, you’ll often see duplexes or townhouses on building format plans instead of small freehold lots to get around size restrictions.
Redland City has some of the most varied minimum lot sizes in SEQ, thanks to its mix of suburban areas, rural farmland and environmentally sensitive coastal zones. You could be looking at 400 m² in a small lot precinct or 10,000 m² in an environmental zone, within the same council.
