Granny Flat and Tiny Home Approvals Moreton Bay

Granny Flat & Secondary Dwelling Approvals

Moreton Bay Planners

Thinking of Building a Granny Flat or Second Dwelling in Moreton Bay?

A granny flat, secondary dwelling or tiny home can provide extra accommodation, house family members or make better use of a larger property.

But having enough land does not automatically mean you can build another dwelling wherever you want.

Under the Moreton Bay Planning Scheme, a granny flat will generally be considered a “secondary dwelling” where it remains subordinate to the main dwelling. Depending on the site and design, it may be accepted development or require a Development Application.

Do Granny Flats Need Council Approval?

Not always.

A secondary dwelling that meets the planning scheme requirements will generally not require planning approval. However, a Development Application may be triggered by issues such as:

  • Lot size and frontage

  • Building setbacks

  • Site coverage

  • Building height

  • Zoning and precinct requirements

  • Bushfire, flooding or environmental overlays

  • The size and location of the secondary dwelling

Moreton Bay currently allows secondary dwellings up to 100m² GFA on land in the Rural and Rural Residential zones, subject to the relevant planning requirements.

What About Tiny Homes?

Tiny homes do not automatically avoid planning requirements.

A tiny home used as a permanent residence may be treated as a dwelling, while one located alongside an existing house may potentially fall within the secondary dwelling provisions.

The planning pathway depends on how it will be used, where it will be located and the zoning of the property.

Acreage and Larger Properties

Secondary dwelling enquiries are common across Moreton Bay’s acreage and semi-rural areas.

Areas worth checking include:

  • Samford Valley and surrounding areas

  • Dayboro

  • Wamuran

  • Woodford

  • D’Aguilar

  • Burpengary and Burpengary East

  • Narangba

  • Morayfield and surrounding rural areas

Large blocks can still be affected by bushfire, flooding, vegetation, servicing and access constraints, so it is worth checking the property before finalising plans.

Secondary Dwelling or Dual Occupancy?

This distinction matters.

A secondary dwelling must remain subordinate to the main dwelling. If you are proposing two independent dwellings of a similar scale, Council may instead treat the development as a dual occupancy, which has different planning requirements.
